    Purpose Of The Role:

    • The Housing Services authoritive person for all aspects of fire safety and prevention.
    • Identify and document both current and potential strategic and operational fire risks, continually review, fire strategy, policy and processes to reduce, or eliminate these risks
    • Plan and manage project works that arise from Fire Risk Assessments including fire door replacements programmes and compartmental projects both in Senior Living Schemes, communal areas and general housing stock

    Main Duties:

    You will provide operational lead to the effective management and most significantly proactive reduction of disrepair and damp and mould cases within our properties. You will ensure lessons are learnt from cases and incorporated into our policies and procedures.

    Key Duties:

    * Act as Lead Officer, for investigating and defending disrepair/EPA cases, working in conjunction with the legal team to oversee cases relating to the Defective Premises Act, Section 11 of the Landlord and Tenant Act and Fitness for Human Habitation Act

    MMP Consultancy currently have an opportunity for a Property Surveyor to join a local authority in Westminster. My client is offering a 6-9 month interim contract which may get extended.

    This will be a interim position paying £300p/d.

    Role Purpose:

    • Work with the Area Repairs Manager (North West/South Central) to implement and develop effective systems to regularly inspect the external and communal parts of property, to identify any requirements for reactive repairs and cyclical maintenance, and to ensure the works required are carried out or programmed according to urgency and priority.
    • Work in collaboration with colleagues across Housing services to ensure a joint approach to improve quality and customer satisfaction for residents.
    • Support and manage a flexible approach to the deployment of resources within the Property Services Division to respond effectively to fluctuations in workload.
    • Highlight key investment needs and considerations to the Property Planning and Assets Team so that works can be appropriately planned in major works programmes.
    • Provide a high standard of technical support to the team. Manage the local delivery of the repairs term partnering contract to ensure compliance with contractual requirements.     • Manage and respond to requests for contract/cost variations each day, ensuring that any costs/changes are within Section20 limits (quantity, cost, scope) and where a request has to be rejected, giving an explanation and a required outcome, ensuring the response is made and recorded on Orchard within agreed SLA timeframe.
    • Manage payment approvals for contractors, up to a limit of £1,500 (per job above the PPR) and selecting jobs for post inspection and ensuring that jobs selected loop into the post-inspection process.
    • Manage cancellation requests received from the contractor, where request is refused provide full details of the reason for refusal.
    • Undertake pre-inspections. Before carrying out the appointment the postholder will contact the resident to confirm they are able to keep it . Following the inspection, complete and upload a Site Audit Pro and upload to SharePoint, and update visit details on Orchard.
    • Be responsible for proactively checking Orchard for orders raised that are insured perils. Ensuring claims are logged, monitored and progressed for the area e.g front door renewals.

    My client are offering a day rate of £379.80p/d Umbrella.

    Working location- Onsite/Office some Hybrid.

    Behind Every Door is a Council initiative to get to know our tenants and buildings better. As part of the initiative, a Stock Condition Survey will start in May 2024 which means that surveyors (Savills) will be visiting properties to assess the condition of the property and what works need to be undertaken within each property and block. The Behind Every Door Surveyor will manage this process and also the repairs process (Axis Europe) that follows repairs identified by the surveys. 100% of sheltered tenants and 100% of tenants living in buildings registered with the Building Safety Regulator (13 high rise currently) will be visited and 30% of other properties as part of an archetype survey. All blocks and communal areas will be visited. Investment plans will then be drawn up based on the condition surveys. The responsibilities of the Behind Every Door Surveyors is as follows:

    Instruct and manage the surveying and repairs contractors with the Behind Every Door lead

    Manage inspections to be undertaken by the surveying contractor and responding to organisational needs

    Manage the workload and output of both the surveying and repairs contractors

Role Purpose:

  • Work with the Area Repairs Manager (North West/South Central) to implement and develop effective systems to regularly inspect the external and communal parts of property, to identify any requirements for reactive repairs and cyclical maintenance, and to ensure the works required are carried out or programmed according to urgency and priority.
  • Work in collaboration with colleagues across Housing services to ensure a joint approach to improve quality and customer satisfaction for residents.

Behind Every Door is a Council initiative to get to know our tenants and buildings better. As part of the initiative, a Stock Condition Survey will start in May 2024 which means that surveyors (Savills) will be visiting properties to assess the condition of the property and what works need to be undertaken within each property and block. The Behind Every Door Surveyor will manage this process and also the repairs process (Axis Europe) that follows repairs identified by the surveys. 100% of sheltered tenants and 100% of tenants living in buildings registered with the Building Safety Regulator (13 high rise currently) will be visited and 30% of other properties as part of an archetype survey. All blocks and communal areas will be visited. Investment plans will then be drawn up based on the condition surveys. The responsibilities of the Behind Every Door Surveyors is as follows:
