list Building Safety Manager

Up to £46000 per annum Plus Benefits

MMP Consultancy currently have an opportunity for a Building Safety Manager to join a local authority based in Hampshire. This will be a permanent position paying £46,000 P/A Plus Benefits.

Job Purpose:

  • To take responsibility for coordination and management of all matters relating to structural and fire safety in in-scope buildings to meet current and forthcoming legislative requirements.
  • To deliver the regulatory requirements of the Building Safety Act and Fire Safety Act to provide an effective and efficient building safety service to my clients Higher Risk Buildings and ensure compliance with and implementing the required changes detailed in building safety legislation.
  • To oversee the safe management of SCC high-rise (and/or higher risk) residential buildings within the Housing Management building stock. (The council currently has 21 buildings over 18 metres & a number of high-risk buildings)
  • To oversee the implementation of controls in respect of structural and fire safety on a day-to-day basis.
  • To effectively manage safety within the designated in-scope blocks to which the role relates.
  • To ensure that controls are implemented in respect of building work carried out in the in-scope blocks to which the role relates.
  • To engage with colleagues who are responsible for managing projects undertaken within the in-scope buildings.
  • To assist with the development and implementation of Building Safety Cases being prepared by the fire safety team, and to ensure their effective maintenance and management post-implementation.
  • To manage resident engagement within high-rise and/or higher-risk in-scope buildings, particularly in ensuring that safety concerns are recorded, monitored, and dealt with appropriately.
  • To ensure that planned, preventive maintenance is carried out within the in-scope blocks to which the role relates.
  • To engage with relevant Housing Management staff to ensure that roles are performed effectively in accordance with the Corporate Fire Safety Policy.
  • To oversee the successful implementation of corrective actions arising from fire risk assessments and audits.
  • To ensure that facilities for use by the fire and rescue service are effectively managed and maintained.
  • To perform any other reasonable tasks that ensure the effective management of premises for which the role is responsible, to the fulfilment of our customer service objectives and in compliance with the Fire Safety Legislation.
  • Support the Fire Safety Lead in delivering our strategic objectives, by driving business improvement and regulatory compliance within the Safer Homes function.

This will be a permanent position paying £38,100 - £42,000 P/A Plus Benefits £1,800 Car Allowance.

The Role:

The primary function of the role is to provide a responsive repair and void surveying service for My Client.

To ensure that all My Clients owned and managed properties are maintained to the highest possible standards and that all statutory and regulatory requirements are met.

To ensure staff, residents, leaseholders, managing agencies and property owners are provided with a high standard of service.

Job Purpose:

  • To undertake the management of responsive repairs including taking corrective action where necessary and report regularly to the Contract Manager on progress.
  • To analyse and assess building defects, provide remedial proposals and prepare specifications for remedial repairs. To ensure that specifications are up to date and meet current legislative standards.
  • To obtain where necessary quotations and estimates, in accordance with our procurement procedures.
  • To maintain communication and consultation to the highest possible standards of customer care with all stakeholders.
  • To ensure work is carried out within the budgets and value for money is achieved, by monitoring and reporting on performance.
  • To continuously identify ways of delivering the service in a more efficient and effective way.
  • To suggest improvements to procedure, processes, and quality control.
  • To provide advice to other staff, both technical and non-technical, on construction and building related matters. This is to include desktop reviews of drawings and specifications for new developments to advise the Soft Landings team members of issues to be resolved.
  • Monitor the performance of contractors and consultants and provide reports to the Contract Manager or Head of Service.
  • Carry out post inspection/quality control checks on works and pursue any necessary redress to achieve satisfactory completion.
  • Carry out H&S spot checks and monitor contractors and ensure contractors are working safely and complying with all relevant Health & Safety risk assessments and method statements.
  • To manage complaints through the complaints process, receiving, taking ownership and providing written responses as required.
  • Undertake the role of lead officer for responsive repair and void works and follow my clients contract management framework.
  • To monitor and keep accurate records of progress on site, including a record of any variations, snagging and health and safety records. Accurately update Orchard and APEX on the progress of all jobs. Accurately record and acknowledge all customer contacts, complaint details, actions and learning points on CRM/CD.
  • Promote and encourage customers to verify and self-serve on our customer portal and mobile app.
  • Embrace and promote my clients culture, values and behaviours, helping to create an environment which is supportive, and a place where it's enjoyable to work.
  • To carry out any tasks deemed appropriate or required by the Contract Manager or Head of Service with the team, to create greater resilience across service charge setting activities.

MMP Consultancy currently have an opportunity for a Surveying Project Manager (Damp & Mould) to join a Housing Association based in Bristol.

This will be a permanent position paying £46,856 P/A Plus benefits.

Primary Job Function:

  • Reporting into the Complex works Manager, you will be responsible for your own portfolio of projects, managing the day-to-day scoping of works, offering technical support. Ensuring delivery teams and contractors carry out the correct repairs works on time, to budget and in line with our standards. You will ensure you have project ownership from project conception to completion.
  • You'll manage the quality of repairs undertaken across the region, carrying out audits on our own in-house trade staff and contractors during and on completion of works, ensuring performance is managed in accordance with our property services targets.

Role Duties:

  • Ownership of larger Damp and mould cases as well as complex projects from inception to completion, ensuring that repairs are project managed to meet deadlines and within budget.
  • Surveying and Identifying building defects through, conducting the correct building pathology & testing.
  • From Initial triage of damp and mould cases you will take ownership from Site visit through to completion of project.
  • Detailed report and specification writing, for example to support section 20 notices and damp and mould /disrepair claims.
  • Although the role is focused towards damp and mould there will be development opportunity to be involved with Procurement, tendering, organisation, and management of individual projects. For example, Insurance claims, fire damage, DFG's, Structural Movement and demolition work.
  • Project Management to include preparation of plans, pre build meeting construction phase oversight, maintaining value for money and budget control throughout the project.
  • Working with customers & internal departments to ensure that works are completed and the customers are supported during the construction process.
  • To actively contribute to the day-to-day operational delivery of construction work, primarily stand-alone building projects.
  • Providing excellent customer service, building relationships with communities and promoting the organisation.
  • Supporting the repairs and empty homes delivery teams with technical knowledge.
  • Developing and carrying out quotations and tenders within procurement guidelines.
  • Working with the Safe Homes teams ensure that all subcontractors are working compliantly and too the required standards set out by the Health and safety executive and my client.
  • To be responsible for creating a culture of excellence and continuous improvement with a focus on right first time.
  • Carry out post work quality inspections ensuring the works are too standard, fit for purpose and value for money.
  • Work closely with other Managers within HRS to ensure the most appropriate resources are deployed to carry out works.
  • Uphold my clients internal control systems including Standing Orders, Financial Regulations and Data Protection as well as all relevant policies and procedures.

MMP Consultancy currently have an opportunity for a Repairs/Voids Surveyor to join a housing association based in Hampshire

This will be a full-time permanent position paying £40,000-£44,000 P/A plus benefits.

You must hold a minimum of a HND qualification or equivalent.

The Role:

To provide technical surveying across a geographical portfolio of properties and contract management for a defined planned maintenance programme across the region. Contributing to the development and implementation of the vision, Corporate Strategy, culture and organisational effectiveness.

Job Purpose:

The portfolio of this role includes the following areas:

  • Planned maintenance delivery through external contractors
  • Minor works
  • Refurbishment works
  • Planned, repairs & void surveying
  • Health and Safety work such as fire safety programmes
  • Work to home owners, leaseholders and market rent customers

The Surveyors will have responsibility for providing surveying activities and contract administration duties for all maintenance services within their portfolio regions. Surveyors will be assigned major works and cyclical programmes to deliver and allocated a geographical patch that is aligned to a housing neighbourhood officer (where possible). They will be responsible for surveying any void properties, surveying repairs that have be requested by customers, post inspections, identifying all communal repairs and ensuring these are managed through to completion. Decisions made at this level include:

  1. Identify works require to a void to meet my clients lettable standard.
  2. Undertake domestic and commercial building surveys to provide advice on matters such as construction defects, disrepair and dilapidations.
  3. Produce detailed reports concerning findings including options for remedial solutions with cost estimates and proposals regarding safe methods of work.
  4. Provide advice to colleagues regarding legislative matters such Planning and Building Regulations approval etc.

Title: Repairs/Voids Surveyor

Salary: £40,000-£44,000 P/A plus benefits.

Location: Hampshire

Up to £300 per day Outside IR35

MMP Consultancy currently have an opportunity for a Chartered Surveyor to join a Local Authority based out of Hampshire

This will be a temporary position paying £300 P/Day Outside of IR35 on a 6-9 Month Contract

The Role:

You will carry out the following:

  • Valuating the price of the councils housing stock
  • Buying & selling local properties for the council.
  • Development of land and property.
