MMP Consultancy currently have an opportunity for a Major Works Surveyor to join a housing association based in Walton on Thames, Surrey. You role will be to diagnose, specify, procure and monitor my clients housing's major repairs and planned works for our London and South East properties including managing Party Wall enquiries and tenant requests for alterations. Ensuring these works are delivered to a consistently high standard and achieving high levels of customer satisfaction.

This role can offer hybrid working, meaning you will be required to be in the office for around 2/3 days a week with the rest being from home, however we may need you to be in the office more within your probation, whilst you get up to speed.

My client are offering a salary of £51,000p/a £2400 Car Allowance plus benefits.

Main Purpose of Job:

To diagnose, specify, procure and monitor major repairs and planned works

for our London and South East properties including managing Party Wall enquiries and

tenant requests for alterations.

Ensuring these works are delivered to a consistently high standard and achieving high level of customer satisfaction.

Key Tasks & Responsibilities

To project manage major repairs for the London & South East from inception through

to completion including diagnosing, specifying; procuring and monitoring the following

works:

  • Insurance claim works
  • Structural damp works (i.e. rising and penetrating) which result in occupiers
  • being decanted
  • Major drainage works where excavation required
  • Ground works including paving, paths, steps over £5000
  • Roofline and rain water services works to complete houses or blocks
  • Planned fencing programme
  • Structural works over value of £5000
  • Cavity wall and loft insulation works
  • Major Aids & Adaptations
  • Other ad-hoc major works
  • Tenant requests for alterations process
  • Party Wall enquiries
  • Undertake contractor administration duties as required including reviewing Bills of

Quantities, Schedules of Works, Specifications and all contract documentation,

ensuring that these comply with the project brief and timescales, budget estimates,

all relevant legislation, health and safety regulations and policies.

  • To effectively manage contractors, carrying out and managing the quality inspection

process of works, including pre-start scoping, work in progress quality inspections

and post inspection sign-offs.

  • Certifying contractor valuations and claims within this role's delegated authority limits,

including interim and final account payment.

  • Work closely with our Resident Liaison Officer when required to ensure the planned
  • works offer excellent customer experience and high levels of customer satisfaction.
  • Carry out your duties in accordance with the relevant health and safety legislation

and regulations. Managing and mitigating risks associated with Health and Safety and other Compliance issues.

  • Promote high standards of customer focus to the contractors and colleagues,

through appropriate and accurate advice on contractual and technical matters.

  • Contribute to the effective and efficient running of the my clients housing achieving

individual targets and objectives that are set.

  • To ensure that the services for which the post holder is responsible deliver value for

money.

  • To promote recognition of diversity in all aspects of service delivery.
  • To project a positive image of the Group and its subsidiaries by providing an

excellent level of customer service to all customers, including dealing with

complaints.

    MMP Consultancy currently have an opportunity for a Maintenance Surveyor to join a housing association based out of Battle covering a patch of east Sussex.

    This will be a 12 Month FTC position paying £42,000 with the option to go permanent at the end.

    The Role:

    The primary function of the role is to provide a responsive repair and void surveying service for My Client

    To ensure that all My Clients owned and managed properties are maintained to the highest possible standards and that all statutory and regulatory requirements are met.

    To ensure staff, residents, leaseholders, managing agencies and property owners are provided with a high standard of service.

    Job Purpose:

    • To undertake the management of responsive repairs including taking corrective action where necessary and report regularly to the Contract Manager on progress.
    • To analyse and assess building defects, provide remedial proposals and prepare specifications for remedial repairs.
    • To ensure that specifications are up to date and meet current legislative standards.
    • To obtain where necessary quotations and estimates, in accordance with our procurement procedures.
    • To maintain communication and consultation to the highest possible standards of customer care with all stakeholders.
    • To ensure work is carried out within the budgets and value for money is achieved, by monitoring and reporting on performance.
    • To continuously identify ways of delivering the service in a more efficient and effective way.
    • To suggest improvements to procedure, processes and quality control.
    • To provide advice to other staff, both technical and non-technical, on construction and building related matters. This is to include desktop reviews of drawings and specifications for new developments to advise the Soft Landings team members of issues to be resolved.
    • Monitor the performance of contractors and consultants and provide reports to the Contract Manager or Head of Service.
    • Carry out post inspection/quality control checks on works and pursue any necessary redress to achieve satisfactory completion.
    • Carry out H&S spot checks and monitor contractors and ensure contractors are working safely and complying with all relevant Health & Safety risk assessments and method statements.
    • To manage complaints through the complaints process, receiving, taking ownership and providing written responses as required.
    • Undertake the role of lead officer for responsive repair and void works and follow my clients contract management framework.
    • To monitor and keep accurate records of progress on site, including a record of any variations, snagging and health and safety records. Accurately update Orchard and APEX on the progress of all jobs. Accurately record and acknowledge all customer contacts, complaint details, actions and learning points on CRM/CD.
    • Promote and encourage customers to verify and self-serve on our customer portal and mobile app.

    Job Purpose:
    To lead and manage, direct, and plan all works to be carried out by the resources under the post holders' control, in particular regard to the level of service, quality, quantity, cost control and meeting contractual requirements.
    To be responsible for the overall direction and financial control of the business/work areas, to ensure that the required level of profitability is generated on an annual basis.

    Duties:
    * To have full managerial responsibility for the allocated work areas, involving the supervision of all contractors.
    * To ensure that all work is programmed and completed within contractually defined timescales.
    * To develop and implement Quality Management Procedures to produce quality standards.

    * To plan and programme the workload to ensure correct job progression. Ensure that all materials and information are available to the cost centre teams when required, including pre-ordering of materials and plant equipment as appropriate.
    * To carry out on-site inspections, undertake investigations, enquiries, prepare reports and offer solutions and areas for improvement.
