MMP Consultancy has partnered with a Local Authority in their search for their next Assistance Director - Strategic Asset Management & Compliance.

This Opportunity will be paying a Permanent Salary between £89,630 - £101,315 Benefits.

About the role:
Our Housing Service is committed to safeguarding the well-being of our residents. With approximately 10,000 council homes and 2,000 leaseholder properties under our care, ensuring the safety of our residents is paramount. We are seeking an Assistant Director for Strategic Asset Management & Compliance to join our talented team within the Housing Service.

In this pivotal role, you will be responsible for ensuring statutory and regulatory compliance across a range of essential areas, including Gas Servicing, Lift Maintenance, Fire Safety, Asbestos, Electrical Testing, Water Management, and other associated risks. Through efficient management of maintenance and inspection contracts, you will lead on ensuring our buildings meet the highest safety standards, directly impacting the safety and well-being of our residents.

You will spearhead the development, delivery, and review of strategic asset management data and strategy across our housing stock. Aligned with our broader Capital Strategy Asset Management and net-zero ambitions, this entails meticulous attention to detail in managing our assets to ensure resident safety remains our top priority. By enhancing the energy efficiency of our housing stock, in accordance with targets outlined in the Council's Climate Action plan, we strive to create a living environment that is both sustainable and safe for generations to come.

Additionally, you will oversee the development and maintenance of the Council's 10-year housing capital programme, assuming ownership of all building cost inputs into the Council's 30-year HRA Business Plan. Efficient and effective contract management, in accordance with our organisation's performance framework, is paramount in ensuring the continued safety and security of our residents.

Key Responsibilities:
* Responsible for statutory and regulatory compliance across housing stock for Gas Servicing, Lift Maintenance, Fire Safety, Asbestos, Electrical Testing and Water Management
* Lead on development, delivery & review of strategic asset management data and strategy across the Council's housing stock
* Development and maintenance of the Council's 10-year housing capital programme
* Ensure contracts are managed efficiently and effectively in accordance with the organisation's performance framework
* Lead and contribute to business planning, budget management, identifying service improvements, and harnessing technology to deliver services that demonstrate value for money, and achieve high levels of compliance and resident satisfaction.

Qualifications and Requirements:
While RICS and/or CIOH qualifications are desirable, they are not essential prerequisites for this role.

    MMP Consultancy currently have an opportunity for a Maintenance Surveyor to join a housing association based out of Battle covering a patch of east Sussex.

    This will be a 12 Month FTC position paying £42,000 with the option to go permanent at the end.

    The Role:

    The primary function of the role is to provide a responsive repair and void surveying service for My Client

    To ensure that all My Clients owned and managed properties are maintained to the highest possible standards and that all statutory and regulatory requirements are met.

    To ensure staff, residents, leaseholders, managing agencies and property owners are provided with a high standard of service.

    Job Purpose:

    • To undertake the management of responsive repairs including taking corrective action where necessary and report regularly to the Contract Manager on progress.
    • To analyse and assess building defects, provide remedial proposals and prepare specifications for remedial repairs.
    • To ensure that specifications are up to date and meet current legislative standards.
    • To obtain where necessary quotations and estimates, in accordance with our procurement procedures.
    • To maintain communication and consultation to the highest possible standards of customer care with all stakeholders.
    • To ensure work is carried out within the budgets and value for money is achieved, by monitoring and reporting on performance.
    • To continuously identify ways of delivering the service in a more efficient and effective way.
    • To suggest improvements to procedure, processes and quality control.
    • To provide advice to other staff, both technical and non-technical, on construction and building related matters. This is to include desktop reviews of drawings and specifications for new developments to advise the Soft Landings team members of issues to be resolved.
    • Monitor the performance of contractors and consultants and provide reports to the Contract Manager or Head of Service.
    • Carry out post inspection/quality control checks on works and pursue any necessary redress to achieve satisfactory completion.
    • Carry out H&S spot checks and monitor contractors and ensure contractors are working safely and complying with all relevant Health & Safety risk assessments and method statements.
    • To manage complaints through the complaints process, receiving, taking ownership and providing written responses as required.
    • Undertake the role of lead officer for responsive repair and void works and follow my clients contract management framework.
    • To monitor and keep accurate records of progress on site, including a record of any variations, snagging and health and safety records. Accurately update Orchard and APEX on the progress of all jobs. Accurately record and acknowledge all customer contacts, complaint details, actions and learning points on CRM/CD.
    • Promote and encourage customers to verify and self-serve on our customer portal and mobile app.
    • Embrace and promote my clients culture, values and behaviours, helping to create an environment which is supportive, and a place where it's enjoyable to work.
    • To carry out any tasks deemed appropriate or required by the Contract Manager or Head of Service with the team, to create greater resilience across service charge setting activities.

    A great new opportunity has arisen for a Contract Manager (Capital Works) to join a main social housing contractor on a permanent basis based in Essex. This would be a permanent role paying between £59,000 - £61,000 Benefits.

    Job Purpose:
    To lead and manage, direct, and plan all works to be carried out by the resources under the post holders' control, in particular regard to the level of service, quality, quantity, cost control and meeting contractual requirements.
    To be responsible for the overall direction and financial control of the business/work areas, to ensure that the required level of profitability is generated on an annual basis.

    Duties:
    * To have full managerial responsibility for the allocated work areas, involving the supervision of all contractors.
    * To ensure that all work is programmed and completed within contractually defined timescales.
    * To develop and implement Quality Management Procedures to produce quality standards.
