Asset Management and Maintenance Surveyor

Job Description

MMP is working with a small housing association based in East London who are seeking for a new Asset Management and Maintenance Surveyor to join their team on a permanent basis. This opportunity will be paying around £50,000 Benefits.

Responsibilities:
* Maintenance Operations (30%), Asset Management lead (70%)
* Undertaking Stock Condition Surveys one day per week.
* Take lead on Capital Works projects - refurbishments of internal and external domestic
properties and full responsibility for a range of external contractors on site.
* Assist with procurement of new contracts as required
* Ensure adherence to Health and Safety legislative practice applicable to Social Housing
properties, ensuring compliance with regard to risk assessment, fire safety, gas safety,
electrical safety, asbestos, Legionella etc and ensure appropriate records are maintained.
* Dealing with day to day maintenance issues and undertaking routine inspections, liaising
with tenants and contractors to ensure works are completed to specified time frames
* Manage and take part in the Maintenance emergency service (first point of call for out of
hours)
* Liaise with the Senior Management in planning, managing and monitoring the Asset
Management and Maintenance budget.
* Provide excellent customer service and deal with any issues in the appropriate way

Requirements:
* Experienced in Property Management and Maintenance
* Understanding of current health and safety and housing legislation
* Highly organised and able to prioritise work load
* Problem solve effectively
* High level of customer service skills
* Good telephone manner and positive attitude
* Ability to work in a pressurised environment
* Knowledge of the local area helpful
* Full UK driving licence

    MMP Consultancy are currently seeking a Fire Risk Assessor for a local authority based in East London on an interim contract, undertaking Risk Assessments to social housing properties. £345 per day Inside IR35.

    Will require an on-site presence between office, site and home.

    Key Duties:

    * Managing all aspects of fire safety across the housing assets ensuring services are maintained and improved.

    * Provide operational fire safety management function for all Council owned and managed housing assets delivering continuous improvement in resident safety.

    * Supporting compliance with both statutory and non-statutory fire safety legislation and associated building regulations.

    * Carry out fire risk assessments across all of the councils housing stock.

    * Ensuring the FRA programme is delivered on time and to the required standard through the application of a quality assurance programme.

    * Ensuring compliance with legislation through the use of performance data, risk assessments and audits of Council owned and managed housing assets.

    * Act as a subject matter expert for the council, in relation to fire safety.

    * Support, develop and maintain the Housing Fire Risk Management Policy.

    MMP Consultancy currently has an opportunity for a Property Surveyor (Damp & Mould) to join a Local Authority in East London.

    Title: Property Surveyor (Damp & Mould)
    Rate: £350 Per Day
    Location: East London

    Job Purpose:
    To be responsible for a specific work stream within the Asset Management team, providing a professional housing surveying service for the repair, maintenance, improvement and re-servicing of council owned, managed and leased stock in accordance with our clients policies and procedures, providing an effective responsive repair, planned maintenance and project management service for the organisation.

    Key Accountabilities:

    • The post holder reports to the either the Major Works & Voids Manager or the Disrepair & Special Projects Manager.
    • The post holder, depending on the team speciality, will be responsible for special projects, disrepair, estate improvement, asbestos management and minor works OR reactive and planned repairs, voids and fire damage.
    • The post holder will take the lead in areas for which the team is responsible and will include coaching other members of the team.
    • The post holder may be required to work evenings, weekends and occasional public holidays, in order to ensure consultation and service requirements are met.


    Key Tasks:

    Key tasks and accountabilities are intended to be a guide to the range and level Qf work expected of the 'post holder. This is not an exhaustive list of all tasks that may fall to the post holder and employees will be expected to carry out such other reasonable duties which may be required from time to time.
