Job Description

MMP Consultancy are looking to recruit a Property Manager on a permanent hybrid basis working for a Housing Association based in Lower Eashing.

To work to provide a high quality residential estate & property management to the customers and clients. Working collaboratively with the rest of team and wider business to influence positive change and be support the department in achieving the business growth plan.

This will be a permanent position paying £42,261 £4k Car bonus (up to 5% of salary).

Duties:

* Engender a culture of continuous improvement, innovation and excellence within the residential team and across the business
* Lead by example by offering expert advice and support to clients, peers and customers alike
* Ensure consistent high quality delivery of service to internal and external stakeholders in order that client satisfaction is in line with the business objectives and SLA's.
* Actively seek out cost savings to increase income, whilst achieving customer satisfaction and retention of portfolio.
* Manage a diverse portfolio of developments and clients. You will feed into new business tenders and to work on mobilisation of new developments into your portfolio.
* Working with stakeholders to prepare accurate budgets and end of year accounts for the portfolio, carry out analysis on expenditure and ensure value for money is sought at all times. Ensure that relevant legislation is adhered to at all times and be proactive in driving improvements in operational matters.
* Proactively work with the finance team to ensure credit control matters are dealt with swiftly and support them to reduce overall service charge debtors
* Maintain robust standards in relation to Health & Safety across all contracts and ensure that you observe and work within the Group's Health and Safety Management System and all relevant good practice guides and legislation
* Undertake regular contractor / stake holder meetings to ensure contractual arrangements are being delivered to clients effectively and efficiently
* Ensuring that all contractors are robustly managed with suitable and appropriate arrangements in place to measure and monitor contractor's performance in terms of cost, quality and time
* Where appropriate lead on recruitment, management, coaching and development of site staff
* Undertake any other reasonable duties that may be specified from time to time by the Company

Essential Skills & Experience:

* AIRPM membership or similar property management related qualification
* A proven track record of private sector property management with specific experience in the residential sector
* Knowledge and experience in managing a dispersed portfolio
* Substantial knowledge of budget setting and year end accounts process
* In-depth knowledge of the Landlord and Tenant Act/s
* Demonstrable knowledge of management of large mixed tenure developments alongside experience with working with various client profiles

    • Work closely with the Resident Liaison Officers, to ensure that accurate monthly updates are provided to our residents in relation to remediation projects.
    • Attend resident meetings, both virtual and in person, to present updates and engage with residents.
    • To work closely with the project team to ensure that project risks are mitigated, risk registers are reviewed and updated regularly and when necessary escalated to the Senior Management Team.
    • To assist the Fire Improvement Works Manager to compile any necessary reports for governance or approval purposes.
    • Working collaboratively with the Building Services, Health and Safety and Housing teams in relation to services under this post's responsibility.
    • Continually monitor and inspect Fire Remediation projects throughout the duration of the works ensuring all works are completed in accordance with the specification, to a good standard.
    • Ensure that monthly project valuations, legal fees and consultants fees are processed on time.
    • Authorise work variations up to the post holder's delegated authority or escalate to the Fire Improvement Works Manager for authorisation.
    • To have good financial cost control and financial management of fire remediation projects, including monthly forecasts and reporting.
    • Responsible for collating and retaining project documentation for completed works, including photographic records, golden thread information, and collaboratively working with the Assets, Building Services and H&S Teams to ensure this is provided in an agreed format.
    • To assist the Fire Improvement Works Manager in producing the annual fire improvement works budget.
    • To carryout duties ensuring that my clients statutory obligations and health and safety are complied with in respect of the relevant service areas for which the post holder has responsibility.
    • Provide regular operational updates to the Fire Improvement Works Manager, Director of Compliance and Executive Director of Assets.
    • Creates an environment within the relevant services of success, supported by healthy, positive, and professional challenge to deliver constant improvement.

    This will be a permanent position paying £44,919 P/A Plus Car Benefits.

    You must hold a minimum of a HNC or equivalent qualification.

    Job Purpose:

    • To carry our surveys and property inspections, oversee the delivery of subcontracted repairs and ensure repairs are highlighted and completed in accordance with my clients standards and timeframes

    Role Responsibilities:

    • Carry out surveys to properties, including diagnosing the cause of complex faults and failures and post inspect works.
    • Prepare detailed specifications, and oversee contractors' delivery of works, managing quality, value and progress, all in line with contract terms.
    • Carry out Damp Mould and Condensation (DMC) inspections and provide solutions that align with ombudsman recommendations (AWAABs Law)Ensure that contractors deliver an excellent service and that customers are effectively consulted with and kept informed.

    About the role

    * Provide technical expertise on remediation for LBS colleagues and a team of fire risk assessors/contract management and as Client-Lead to outsourced Fire Risk Assessment contractors, FRAEW contractors, and Retrospective Fire Strategy Contractors.
    * Respond to fire safety remediation queries that the Fire Safety team receives internally and externally.
    * To assist the Fire Safety Manager in the technical and professional development of the fire safety team.
    * Ensure all fire risk assessors are undertaking assessments on buildings for which they are suitably qualified and have the necessary relevant experience.
    * Contribute to monitoring existing processes and procedures and developing new ones to facilitate the management and control of fire risks.
    * To provide an expert technical point of contact and to all stakeholders and management on matters of fire safety and represent the technical expertise of the FST when required (e.g., meetings, communications, etc.).
    * Undertake suitable & sufficient Type 1 Fire Risk Assessments (HSFRA) in compliance with the Health and Safety at Work Act 1974, Management of Health and Safety at Work Regulations 1999 and the Regulatory Reform (Fire Safety) Order 2005 for the common parts of premises.
