Stock Condition Surveyor

Up to £40 per hour Umbrella

MMP Consultancy currently have an opportunity for a Stock Condition Surveyor to join a housing association. My client have stock in and around the Ealing & West London Areas.

This role will offer flexible working.

My client are offering an hourly rate of £40p/h Umbrella.

Role Purpose:

  • Develop effective working relationships with colleagues and external agencies
  • Support the delivery of the planned, cyclical and maintenance programmes and services and Asset Management Strategy.
  • Work proactively with residents and colleagues to ascertain programme priorities and service needs
  • Play a key role in developing customer expectations and other key stakeholders involvement in a programme of projects.
  • Understand, analyse and act upon all aspects of customer feedback and performance relating to your programme delivery through the use of available management information reporting tools
  • Pro-actively ensure that any underperformance or service failure is addressed to ensure that programme targets and operational KPI's are met: using legal and contractual knowledge to resolve issues
  • Liaise with external organisations as appropriate
  • Responsible for health & safety issues within the responsibility of the post

Key Accountabilities:

  • Develop effective working relationships with colleagues and external agencies
  • To undertake stock condition surveys on the organisation's properties and communal areas, collecting information with regards to stock condition, age, repairs and remaining life of building components
  • Carry out stock condition surveys, HHSRS surveys, Fire Risk Assessments and DDA audits on internal and external domestic properties.
  • Advise on conditions relating to property condition, providing solutions to property issues and informing future programmes of works.
  • Carry out health and safety surveys in line with HHSRS.
  • Carry out other surveys, e.g. DDA surveys and fire risk assessments, to update the Association's asset register and assist the Asset Management directorate in preparing schedules for service charges for renewal, repair and maintenance.
  • Upload survey data onto the Asset Management database providing management information and reports as necessary.

My client have stock across London & Surrey.

This is a hybrid working role with 2-3 days out doing inspections and the rest working from home.

My client are offering a package of £53,000p/a Benefits.

Role Purpose:

To contribute to the successful delivery and completion of damp, mould and disrepair works within a new dedicated team within the Assets department. To carry out your role efficiently and effectively, ensure property inspections and works are delivered to a high standard, meeting our service standards whilst providing excellent customer experience and high levels of customer satisfaction. Carry out property inspections, diagnose damp, mould and disrepair causes, specify remediation and repairs, and manage works through to completion. Ensuring these works are delivered to a consistently high standard, meeting our priority targets, and achieving high levels of customer satisfaction.

Role Impact Statement:

An operational focus and delivery of damp, mould and disrepair works. Complete the daily activities ensuring the provision of excellent standards and service to our residents. Seek to identify areas of the role that can be improved ensuring that the appropriate action to rectify is taken. Delivers day to day operational activity focused on internal and external customer management and overall team wellbeing. A leader of the future you will focus on outstanding operational performance constantly seeking improvement. You will role model best behaviours ensuring open and honest interaction with teams to develop trust and challenge when things aren't right.

Key Accountabilities:

  • To project manage damp, mould and disrepair works from inception through to completion including diagnosing, specifying; procuring and monitoring.
  • Ensure effective solutions for managing and reducing the causes of damp and mould are identified, which will include building repairs, installing mechanical ventilation and humidity control systems, and by providing clear advice to residents to help them understand the causes of damp and mould and behaviours that will reduce humidity in their homes.
  • Undertake contractor administration duties as required including reviewing Bills of Quantities, Schedules of Works, Specifications and all contract documentation, ensuring that these comply with the project brief and timescales, budget estimates, all relevant legislation, health and safety regulations and policies.
  • To effectively manage contractors, carrying out and managing the quality inspection process of works, including pre-start scoping, work in progress quality inspections and post inspection sign-offs.
  • Maintain CRM and systems recording progress of the works to ensure information is accurate and up to date, providing regular project updates to the senior management team.
  • Certifying contractor valuations and claims within this role's delegated authority limits, including interim and final account payment.
  • Work closely with our Resident Liaison Officer to ensure customers are informed of progress at all stages, the works offer excellent customer experience and high levels of customer satisfaction.
  • Demonstrate VFM in the delivery of damp, mould and disrepair work projects, providing strong contract management and delivery of programmes maximising quality and value to budget.
  • To ensure relevant KPI's and Service Standards are met/exceeded.
  • To work in collaboration with residents to improve the quality of their homes ensuring their views are incorporated where appropriate into the delivery of the work programmes and choice is offered where practical.
  • Carry out your duties in accordance with the relevant health and safety legislation and regulations. Managing and mitigating risks associated with Health and Safety and other Compliance issues.
  • Promote high standards of customer focus to my clients contractors and colleagues, through appropriate and accurate advice on contractual and technical matters.

Fire Officer

Job Overview

Sutton Housing Partnership seeking a highly skilled and dedicated Fire Officer to ensure the safety

and compliance of our social housing properties. The Fire Officer will be responsible for overseeing

all aspects of fire safety within SHP buildings, with a primary focus on managing contractors,

coordinating fire risk assessments, and implementing action plans. You will serve as the main point of contact for residents, external contractors, and enforcement agencies regarding fire safety matters.

Key Responsibilities

Qualifications and Experience

MMP Consultancy currently have an opportunity for a Regional Surveyor to join a housing association covering a patch from West London to Milton Keynes. The role will be hybrid/agile working with you being on site 3 days a week and 2 days WFH.

This will be a permanent position paying £52,000p/a Benefits.

The Role:

To lead on the responsive and planned maintenance service delivery in a designated region.

To be responsible for inspections of responsive repairs, damp, mould & condensation (DMC), complex & disrepair works and void works.

To consult and engage with residents, scheme staff, contractors, and other stakeholders.

To manage contractor performance.

To ensure that all works are carried out within regional, delivered on time, provide value for money and meet statutory regulations and compliance.

To support the delivery of capital and revenue reinvestment programmes and major projects, including cyclical maintenance programmes, refurbishment of acquired assets, onboarding new buildings, and managing termination dilapidations

To collect and update asset management data.

Job Purpose:

Responsive Repairs

Deliver an effective and efficient surveying service covering disrepairs, DMC, major/complex works, responsive repairs, HHSRS and void repairs.

Use the repairs management system to manage all responsive and void repairs, including raising works orders using a schedule of rates.

Prepare and carry out diagnostic inspections and surveys and provide accurate technical advice.

Ensure effective and efficient control on budgetary spend, ensuring revenue and capital spend are recorded accurately.

Review variations, invoices, and requests for payment from contractors, challenging and resolving submissions, where required.

Provide detailed reports on disrepair claims, Environmental Health Orders, complex and major repairs and complaint-related repairs and these repair projects to an agreed outcome.

Contract Management

Build good working relationships with contractors and maintain effective liaison to ensure the responsive and planned maintenance service is delivered in line with industry standards, the regulatory framework and health & safety legislation.

Deliver robust management and administration of responsive, capital and revenue contracts, whilst ensuring a collaborative approach to delivery is established, to deliver a high-quality service, on time and to budget.

Lead/participate in regular contractor performance management meetings.

Monitor agreed performance indicators for contractors and initiate improvements, as required.

Planned and Cyclical Maintenance

Oversee responsive and planned maintenance programme budgets, ensuring there is no overspend and that we receive value for money.

Conduct full building surveys and prepare comprehensive and detailed reports, recommendations, and costed works specifications for ad hoc and minor works projects.

Carry our stock condition surveys and validation surveys.

Carry out surveys and draft detailed dilapidation reports with associated costs when it is being handed back to the freeholder and manage the delivery of any works required.

Draft schedule of condition reports with associated cost estimates for options appraisals and acquiring new buildings.

Deliver an effective customer-focussed technical service, ensuring residents receive excellent standards of customer care.

Repairs Surveyor

Up to £35 per hour Umbrella

MMP Consultancy currently have an opportunity for a Building Surveyor to join a Housing Association based in West London. This will be a interim position paying £35p/h Umbrella.

This will be a 6-9 months interim contract which will involve carrying out surveys in the following postcodes. SW1H, SW3, SW6, SW10, UB1, UB2, W1T, WC1, WC1X, WC2H, W2, W3, W4, W5, W6, W10, W11, W12, W13, W14.

My client offer flexible working with 3-4 days p/w doing inspections and the remaining days WFH.


Key Duties

  • Responsible for pre/post-inspection and reports for responsive repairs, complex repairs, damp & & mould inspections, void works and cyclical repairs within the relevant area of operation, consulting and engaging with customers, leaseholders and with internal and external stakeholders in the region.

  • Ensure the highest customer standards of delivery are achieved, minimal defects, and a high level of customer satisfaction is achieved.

  • Effectively managing the performance and on-site progress of Contractors ensuring that works are delivered on time, to a regional budget of £10m, to quality standards and achieve value for money in line with all relevant statutory regulations and compliance/

  • Deliver an effective & efficient Repairs & Maintenance service at an operational level to include a regionally based professional surveying service, disrepair works, Major/Complex Works, and responsive repairs.

  • Prepare and carry out diagnostic inspections, surveys & technical reports in accordance with Group practice. Providing accurate technical advice with competent & thorough surveys/post-inspections.

  • Ensure delivery of all works in line with all compliance requirements and promotion of the organisation's Health & Safety policy and legislation, all personal risk assessments completed/reviewed and relevant action taken to mitigate risk.

  • Maintaining excellent customer satisfaction by taking ownership and demonstrating proactive collaborative working with repairs providers
