About the role
We have an exciting opportunity for a Head of Asset Management to join our team.
This is a crucial role to ensure our homes are high quality, well maintained and provide value for money. The role manages a small team of surveyors and will take the lead on ensuring our homes are safe, compliant and meet the needs of our tenants and the organisation.
*Managing a team of Surveyors, responsible for ensuring our homes we manage are safe, compliant, and meet the needs of the organisation and our tenants.
*Delivering our decarbonisation strategy and helping to reduce our resident's energy bills.
*Chairing a diverse and complex range of contract performance meetings for the Asset team ensuring value for money and performance criteria is achieved.
*Working closely with the Head of Fire Safety, to ensure we have a register and action plan for capital components and projects.
*Reporting monthly on the performance of all the property contracts.
About You
The ideal candidate will have:
*A building / construction related degree.
*Professional Membership of the Royal Institution of Chartered Surveyors or Chartered Institute of Building
*Level 4 Qualification in Housing Management (as per The Social Housing (Regulation) Act 2023) or acknowledgement of requirement to commence studies after completion of probationary period.
*Driving licence and access to own vehicle as travel is required
*At least 3 years' experience in a similar capacity; responsibility for leading a team or groups of people
*Ability to work collaboratively as appropriate for the benefit of the business, forming strong networks with peers & other functions.
*The ability to champion digital improvement & has strong digital competence.
*Strong focus on influencing and supporting teams.

MMP is working with one of their Local Authority Clients in East London who are seeking for a new Asbestos & Legionella Manager to join the business with immediate effect. I wanted to see if this is something of interest to yourself or your network?
This will be a interim role paying £400 Per day
This role has been created to support the Housing Assets Compliance Team in delivering Asbestos & Legionella regulatory compliance and its remedial actions with expected outcomes to ensure housing buildings are safe and compliant with the Control of Asbestos Regulations 2012 & Water Safety - The control of legionella bacteria in water systems ACOP L8, as a part of the Council's strategic objectives.
Duties:
*Takes full responsibility for the definition, documentation and satisfactory completion of the programs within with agreed deadlines.
*Ensures any actions are accurately allocated to relevant officers, regularly tracked, updated, maintained and completed within prescribed timescales. Provides regular and accurate reports to stakeholders as appropriate.
*Manages the change control procedure and ensures that agreed project deliverables are completed within planned cost, timescale and resource budgets, and are signed off.
*Provides effective leadership to the all teams involved and takes appropriate action where teams' performance deviates from agreed tolerances.
*Ensures that own projects are formally closed and, where appropriate, subsequently reviewed, and that lessons learned are recorded.

This will be a 12 Month FTC position paying £42,000 with the option to go permanent at the end.

A great new opportunity has arisen for a Contract Manager (Capital Works) to join a main social housing contractor on a permanent basis based in Essex. This would be a permanent role paying between £59,000 - £61,000 Benefits.
Job Purpose:
To lead and manage, direct, and plan all works to be carried out by the resources under the post holders' control, in particular regard to the level of service, quality, quantity, cost control and meeting contractual requirements.
To be responsible for the overall direction and financial control of the business/work areas, to ensure that the required level of profitability is generated on an annual basis.
Duties:
* To have full managerial responsibility for the allocated work areas, involving the supervision of all contractors.
* To ensure that all work is programmed and completed within contractually defined timescales.
* To develop and implement Quality Management Procedures to produce quality standards.
* To ensure that the invoicing of all completed works, is undertaken within strict timescales, and that income is maximised.
* To work closely with the client and client representatives, to ensure that high quality service delivery is provided.
To effectively monitor operational and financial information as defined in the business plan and take corrective action where necessary.
* To ensure that good industrial relations are maintained, and safety is managed in accordance with the legislative requirements and good working practices.
* To plan and programme the workload to ensure correct job progression. Ensure that all materials and information are available to the cost centre teams when required, including pre-ordering of materials and plant equipment as appropriate.
* To carry out on-site inspections, undertake investigations, enquiries, prepare reports and offer solutions and areas for improvement.
