Job Title: Property Surveyor (Experience working in Disrepair and a knowledge of Section 11 of the Landlord and Tenant Act are essential)

Job purpose:
* Supports the overall Property directorate and other departments in the
diagnosis and management of work
Manages own workload to diagnose and manage property defects, disrepair and complicated or larger pieces of work including ad hoc planned replacements and day to day repairs
* Lead on the diagnostics of building issues as part of our professional repairs service.
* Provide building pathology support across the entire Property Team.
* Deal with all aspects of building maintenance and defects including post inspection and managing follow on work;
* Contribute with the development of works and provide technical support/advice.
* Contribute, as a member of the Property Team, to corporate objectives and continual business improvement.
* Review Home Improvement requests always safeguarding the assets of our client's
* Assist when there are works affecting party wall or work requests from leaseholders.
* Working to deliver our requirements within our responsibilities under tenure type agreements, policies and legal definitions - e.g General needs, Shared ownership and Leaseholders all have different requirements and our client's may have different obligations. This would also include managing agents.
* Assist the team in all technical aspects of building design and defects.
* Make decisions regarding recommendation of work to the Planned team or to carry out ad hoc replacements.
* Feed-back on defective components to ensure design changes for future programs.
* Liaise with the Voids team to inspect and agree specifications of work in accordance with the our client's Lettings Standards.

* Work alongside Property colleagues to contribute to the development of learning framework to build capability of front line colleagues in relation to property diagnosis and management of repairs.

MMP Consultancy currently have an opportunity for a Disrepair Surveyor to join a local authority based in East Devon.

This will be an interim position paying £44.52 P/H Umbrella on a 3-6 Month contract.

The Role:

To provide the day-to-day repair service to tenants and maintain the Council's housing stock. To manage the day-to-day repair/void contracts and contractors to a high standard providing high quality repair services to the Council and tenant. To support the Senior Technical Officer and other technical staff in achieving the priorities and objectives of the Council.

Job Purpose:

  • Dealing with the reactive and planned property maintenance requirements of the Council's dwellings within a prescribed budget and aligned to the contract, and to ensure compliance with the current Decent Homes Standard.
  • Investigate repair requests, diagnose faults and complaints, commission repairs and supervise them through to completion. Carrying out pre and post inspections of repairs in line with the current contract requirements.
  • Establish appropriate effective working relationships with the current contractor/s which support and grow the partnership.
  • Provide a supportive technical duty surveyor function to the current contractor/s, and the contact centre team on a rota basis.
  • Undertake the preparation of condition surveys to enable the implementation of the planned and cyclical maintenance programmes.
  • To manage the quoted works and exclusion works elements of this contract to ensure value for money and accuracy of these works in line with the contract.
  • Processing/managing claims for payment in line with specific Contract terms, set limits, Statutory Regulations, procurement rules and the councils Standing Orders.
  • Monitoring contractors on site and reporting on performance issues while ensuring value for money.
  • Survey properties to identify, log and deal with the presence of asbestos based materials.
  • Manage disrepair cases within the organisation in their entirety to ensure a seamless delivery of service.
  • Undertake feasibility reports for Disrepair claims, recognising what liabilities are under the council and what are under the tenant.
  • Create specifications of work to rectify any defects or repairs.

MMP Consultancy currently has an opportunity for a Surveying Project Manager to join a housing association based out of Bristol.

This will be a permanent position paying £44,625 P/A Plus Benefits

The Role:

  • The role involves surveying customer homes and communal spaces. You will be working alongside our residents and leaseholders taking ownership of ensuring that repairs are managed end to end and to manage issues and complaints that arise before, during or after works.

  • You will be responsible for your own portfolio of projects, managing the day-to-day scoping of works, offering technical support. Ensuring delivery teams and contractors carry out the correct repairs works on time, to budget and in line with our standards.

Job Purpose:

  • Ownership of complex projects from inception to completion, ensuring that repairs are project managed to meet deadlines and within budget*.
  • Surveying and Identifying building defects through, conducting building pathology testing*.
  • Initial triage of damp and mould cases to assess the need for site inspection*.
  • Detailed report and specification writing, for example to support section 20 notices and damp and mould /disrepair claims*.
  • Procurement, tendering, organisation, and management of individual projects. For example, Insurance claims, fire damage, DFG's, Structural Movement and demolition work.
  • Mutual Exchange condition reports.
  • External Stake Holder engagement, for example with Local Authorities*.
  • Project Management to include preparation of plans, pre-build meeting construction phase oversight, maintaining value for money and budget control throughout the project.
  • Work with internal departments to supports customers throughout the construction process.
  • To actively contribute to the day-to-day operational delivery of construction work, primarily stand-alone building projects.
