Job Description

MMP Consultancy are currently looking for a Leasehold Officer to join an excellent Housing Association in East London on a 6 month basis.

Main Responsibilities:
* Manage a portfolio of service charge accounts, working to targets set by the Collections Manager
* Monitor individual accounts, determining and taking appropriate action to ensure that account holders pay service charges in accordance with the obligations under the lease
* Authorise and check payment plans
* Maintain contact with account holders through letter, email, telephone, or face to face as appropriate
* Advise the account holder on the legal and statutory basis of service charges as appropriate
* Instruct court/ recovery action as necessary

Key Knowledge & Experience:
* Good knowledge of leasehold issues, including but not limited to service charges, repairs and maintenance responsibilities, current law and legislation
* Broad knowledge and awareness of current issues and developments affecting the management of housing
* Experience in leasehold management and practice, or of arrears management
* Experience in working as part of a customer facing team, answering queries through a variety of channels within a customer focused organisation
* Experience of liaising with resident, homeowner, or comparable stakeholder groups
* Experience of working with property management and accounting IT systems

list Income Officer

MMP Consultancy are currently recruiting for an Income Officer based in East London on a temp/permanent basis.

Main Responsibilities:
* Maximise rental income, minimise loss through bad debts
* Provide advice to services, and lead on effective legal actions, including occupation and anti-social behaviour
* Support clients to maintain accommodation through provision of housing management of at least one block of independent accommodation
* Ensure high level of accommodation standards through effective repairs and voids management, and responsibility for statutory and organisational health and safety
* Maximise financial income through effective management of occupation, minimising void loss in semi-independent accommodation
* Collate performance returns against KPI's and provider monitoring returns
* To support the Senior Officer with actions to recover former tenant arrears where services are decommissioned, or there is no allocated service manager
* Review former tenant arrears at surgery meetings, and support teams to action attempts to recover arrears, guiding in the policy and process where needed
* Review, check and process all bad debt write off request forms submitted for first tier review

Neighbourhood Officer 2x

£20.65 - £27.54 per hour

MMP Consultancy are currently recruiting for a Neighbourhood Officer to join a fantastic Housing Association based in East London on a Temporary basis.

Main Responsibilities:
* Tenancy/lease management - Providing advice, managing requests, and acting where breaches of tenancy/lease conditions or changes in circumstances occur. This includes but not limited to death/succession; possession proceedings; squatting/abandonment
* ASB - Tackling and reducing the effects of anti-social behaviour, managing a caseload of anti-social behaviour cases to the point of closure or enforcement action. This includes case assessment; identifying solutions and acting; preparing cases for court action and representing the organisation at court and at evictions
* Gas - Carrying out the necessary actions to obtain access to a property to ensure that gas appliances are serviced annually.
* Tenancy audits /fraud - investigating unlawful subletting and taken the appropriate legal action
* Lettings - Taking ownership for all empty properties and subunits in a patch to minimise void periods.
* Ensure vulnerable residents are signposted to appropriate services and support to enable tenancy sustainment, providing basic advice on welfare benefits and support that is available
* Proactively seek residents' views to improve service delivery and customer satisfaction
* Support and promote the work of the community development team within the patch
* Actively promote, assist and encourage resident involvement attending relevant resident panels, walkabouts and meetings to address their issues of concern
* Investigate safeguarding concerns and refer to the Neighbourhood Operations Manger
* Engage with and involve residents in the management of their neighbourhood by carrying out regular estate inspections, identifying and resolving issues directly or in liaison with internal teams or other external agencies
* Deliver a programme of regular estate inspections
* Deal with service charge queries from tenants and leaseholders on the quality of services and service specifications
* Support the customer services team with technical advice to improve resolution at first point of contact
* Take responsibility to maintain the necessary written/electronic records and systems to ensure accurate and complete records, including those related to changes in circumstances, vulnerability, and end to end case management

Skills and Knowledge:
* Up to date knowledge of legislation and good practice relevant to leasehold & housing management
* Understanding of service charge apportionment methods and service charges
* Ability to interpret leases, complex information, and management agreements
* Able to travel efficiently across the stock and attend evening meetings
* Educated to A level standard or equivalent with a minimum 5 GCSE's including C in Maths and English (or qualified by experience)
* Highly developed interpersonal skills with approachability and flexibility
* Can manage own workload day-to-day, handling different projects simultaneously and working to conflicting deadlines
* Excellent communication skills with the ability to engage with different customers and at court when needed
* Developed relationship management or stakeholder engagement skills, with the ability to influence, engage and manage conflict to resolution

Housing Support Officer

£19.23 - £25.65 per hour

MMP Consultancy are looking for a Housing Support Officer to join a wonderful Housing Association in East London.

Key Responsibilities:

* Work as part of a team providing a high quality housing service that meets the needs of residents and is delivered in accordance with the Corporate Objectives and Team Plan.
* Provide routine administrative support to the Local Neighbourhood Centre including the opening and distribution of post, general photocopying and stationery management.
* Update and maintain the correspondence register and chase up any outstanding responses.
* Dealing with routine enquiries in a sensitive and efficient way including relaying to residents information held on the repairs system and other systems within the office.
* Taking accurate messages for other members of staff and forwarding them on via email in a timely manner. This would include forwarding on enquiries and messages to all staff.
* Support a more experienced officer on reception duties in order to gain knowledge and experience.
* Communicate and liaise regularly with tenants and leaseholders and their representatives associations.
* Support the Neighbourhood Housing Manager in monitoring activities and services including the production and or the analysis of data.

We are seeking enthusiastic and experienced administrators or coordinators to apply, who possess exceptional customer service and clerical skills. Ideally someone who thrives in challenging atmospheres and can remain calm under pressure.

Responsibilities:

* Ensure the effective management of the service operation by optimising the use of all operational resources and developing and implementing robust and effective policies and procedures to achieve contract requirements for respective clients.
* Support the Project Lead in their duties and manage supply chain.
* Liaise DTD supervisors to ensure service compliance with contractual service standards measured through KPI's providing an efficient and effective maintenance service including Voids, Disrepair, Day to Day Repairs and Planned Works workstreams which results in commercial success and high levels of customer satisfaction through supply chain management.
* Ensure all works orders received are completed within target dates leading to delivery of contractual key performance indicators.
* Manage supply chain to ensure that they comply with relevant specifications, understand their individual performance targets and deliver accordingly.
* Liaise with the planning team to ensure correct allocation, check to clarify what trades and timeframes are required, and if a pre-inspection is necessary resulting in high levels of customer care and minimising non-productive time / activities.

Main Responsibilities:

* Deliver monthly support sessions, with outcomes, across our independent older people's schemes.
* Effectively manage all aspects of housing related services to provide a high-quality housing management service to residents.

Homelessness Officer

Up to £22.74 per hour

MMP Consultancy are looking to recruit to an Homelessness Officer join a fantastic Local Authority Association based in Surrey on a temporary hybrid contract.

To provide comprehensive housing advice to the public to prevent homelessness where possible, enable customers to make informed decisions based on an understanding of the options available to them and to maximise the use of good quality housing across all tenures.

This will be a temporary role paying £30.00 an hour.

Duties:

* Provide, as a member of the Housing Options Team, a comprehensive housing options service to the public, including retaining their current accommodation, obtaining alternative accommodation, debt counselling, mortgage advice, welfare benefits and income maximisation advice, advice on landlord and tenant disputes and generally wherever possible to assist individuals to secure accommodation suitable for their needs, within the council's current homeless prevention agenda and financial and policy constraints.
* Offer free, confidential and impartial information and advice to the public about their housing rights and obligations under legislation and Council policy either in the Town Hall or alternative locations as appropriate.
* Provide advice about the provisions of Part VI and Part VII of the Housing Act 1996, Homelessness
* Act 2002, Homelessness Reduction Act 2017 and Localism Act 2011.
* Investigate the circumstances of people presenting to the Council as homeless and to determine, in accordance with current legislation, case law and the Code of Guidance issued to local authorities by the Department of Communities and Local Government, what duties the Council has towards them and to issue legal and robust notification plans and decision letters accordingly.
* Arrange for homeless applicants to be placed in temporary accommodation where a duty to do so has been triggered in accordance with current legislation and procedures.
* Ensure the most effective use is made of temporary accommodation, especially in relation to the cost to the Council of providing it and to the needs of the applicant.
* Refer homeless applicants to other Local Authorities where appropriate.
* Arrange for the storage of furniture and belongings of homeless applicants, where the Council has a duty to assist them with this, in accordance with current procedures.
* Write up detailed case notes, reports and housing plans, ensure that up-to-date file notes and other records, including computerised records are maintained, conduct correspondence and deal with telephone enquiries as appropriate.
