Job Description

MMP Consultancy currently have an opportunity for a Building Surveyor to join a housing association based in Bracknell, Berkshire. My client can offer hybrid working.

Provide property surveying services primarily across the homecare directorate but also in supporting the wider business as and when required.

To provide surveying capability in relation to identifying, inspecting, and providing solutions to problems and defects with our stock.

To prepare schedules of work and project management support in relation to minor/major works where the technical surveying level is appropriate to specify and oversee the resulting works.

Working within defined geographical areas of the organisation, with a flexible approach to covering the wider geography as and when required.

Provide technical leadership to a variety of multi-disciplined projects which are delivered by in-house teams and external approved contractors ensuring the business maintains compliance with its statutory obligations and meets its customer expectations.

My client are offering a salary of £42,735p/a plus benefits.

Key Tasks & Responsibilities

  • Inspect and assess any repair requests and defects where an immediate repair may not be appropriate, and technical advice is required to identify and advise on appropriate solutions.
  • Investigate technical defects or cases of disrepair as required, to include inspection of the property and provide written Housing Conditions reports as appropriate.
  • Provide full technical support to legal department in respect of disrepair or legal claims received.
  • Provide technical maintenance advice to support business decisions, including liaising with operations managers, supervisors, trade staff, sub-contractors, external contractors or consultants
  • Obtain quotations (when required) for repairs and/or specialist works from sub-contractors keeping aligned to Abri's Financial regulations.
  • Technical approval of Disabled Facility Grant applications and the associated works, including progress and post inspection of site and completed works.
  • Technical assistance with customer permissions and retrospective permissions
  • Where required support the property care team with surveying requirements to support the delivery of the internal and external planned maintenance programme.
  • Carry out property inspections to assess component replacement dates and advice regarding inclusion of works within Planned Maintenance Programmes.
  • Demonstrate excellent standards of customer care, when dealing with all customer queries, requests or complaints and to use an empathic, pragmatic and efficient approach to reach a solution in line with all Abri's policies, procedures and values.
  • Follow our 'one team' approach, working across all directorates and areas to ensure the sharing of knowledge and expertise in support of developing improvements and changes.
  • Ensure a high level of written and oral communication is maintained and produced to ensure data quality and information systems are kept to the highest standards.

    * Ensure compliance with health and safety regulations, regularly reviewing procedures.
    * Undertake yearly fire risk assessment and conduct regular fire safety inspections.
    * Supervise the site daily to prevent trespassing and ensure safety.
    * Serve as the principal registered Key Holder, attending call-outs and taking appropriate action.


    General Duties
    * Address bursts, leaks, flooding, fires, and breakages safely and promptly.
    * Handle electrical and gas emergencies safely and promptly.
    * Supervise and establish cleaning procedures, rotas, and standards.
    * Receive deliveries, move supplies, and handle furniture and equipment.

    MMP is working with one of their Local Authority Clients in East London who are seeking for a new Asbestos & Legionella Manager to join the business with immediate effect. I wanted to see if this is something of interest to yourself or your network?

    This role has been created to support the Housing Assets Compliance Team in delivering Asbestos & Legionella regulatory compliance and its remedial actions with expected outcomes to ensure housing buildings are safe and compliant with the Control of Asbestos Regulations 2012 & Water Safety - The control of legionella bacteria in water systems ACOP L8, as a part of the Council's strategic objectives.

    Duties:
    *Takes full responsibility for the definition, documentation and satisfactory completion of the programs within with agreed deadlines.

    MMP Consultancy currently have an opportunity for a Maintenance Surveyor to join a housing association based out of Battle covering a patch of east Sussex.

    This will be a 12 Month FTC position paying £42,000 with the option to go permanent at the end.

    The Role:

    The primary function of the role is to provide a responsive repair and void surveying service for My Client

    To ensure that all My Clients owned and managed properties are maintained to the highest possible standards and that all statutory and regulatory requirements are met.

    To ensure staff, residents, leaseholders, managing agencies and property owners are provided with a high standard of service.

    Job Purpose:

    • To undertake the management of responsive repairs including taking corrective action where necessary and report regularly to the Contract Manager on progress.
    • To analyse and assess building defects, provide remedial proposals and prepare specifications for remedial repairs.
    • To ensure that specifications are up to date and meet current legislative standards.
    • To obtain where necessary quotations and estimates, in accordance with our procurement procedures.
    • To maintain communication and consultation to the highest possible standards of customer care with all stakeholders.
    • To ensure work is carried out within the budgets and value for money is achieved, by monitoring and reporting on performance.
    • To continuously identify ways of delivering the service in a more efficient and effective way.

Accurately update Orchard and APEX on the progress of all jobs. Accurately record and acknowledge all customer contacts, complaint details, actions and learning points on CRM/CD.
    • Promote and encourage customers to verify and self-serve on our customer portal and mobile app.
