MMP Consultancy is seeking a Class 3 Registered Senior Building Control Surveyor on behalf of a Local Authority based in West London. This is a hybrid role that combines office work with on-site inspections, offering a unique opportunity to apply your expertise in building control for a range of diverse construction projects.

This is initially a 3-month contract subject to very likely extension. The working hours are 9 - 5, Monday to Friday, at 36 hours per week. The rate of pay is negotiable, will be inside of IR35 on a day rate circa £500pd.

Key Responsibilities:
* Review construction plans for regulatory compliance.
* Conduct on-site inspections, ensuring adherence to building regulations.
* Provide expert advice via phone, email, and in person.
* Inspect and assess dangerous structures during regular working hours.
* Participate in the out-of-hours dangerous structures rota.
* Keep accurate records of inspections and communications.
* Assist in the training and mentorship of Trainee and Assistant Surveyors.
* Support the Principal Surveyor and Head of Building Control with team tasks.

Essential Requirements:
* Degree in construction or an equivalent qualification.
* Class 3 Building Control Surveyor Registration (BSR).
* Full membership with a professional body such as RICS, CABE, or CIOB.
* At least 7 years of experience in Building Control.
* Proven ability to work independently and as part of a team.
* Self-motivated, with a commitment to ongoing learning and development.

Building Surveyor

Up to £52000 per annum Additional Benefits

MMP Consultancy currently have an opportunity for a Regional Surveyor to join a housing association covering a patch of North West & West London. The role will be hybrid/agile working with you being on site 3 days a week and 2 days WFH.

This will be a permanent position paying £52,000p/a Benefits.

The Role:

To lead on the responsive and planned maintenance service delivery in a designated region.

To be responsible for inspections of responsive repairs, damp, mould & condensation (DMC), complex & disrepair works and void works.

To consult and engage with residents, scheme staff, contractors, and other stakeholders.

To manage contractor performance.

To ensure that all works are carried out within regional, delivered on time, provide value for money and meet statutory regulations and compliance.

To support the delivery of capital and revenue reinvestment programmes and major projects, including cyclical maintenance programmes, refurbishment of acquired assets, onboarding new buildings, and managing termination dilapidations

To collect and update asset management data.

Job Purpose:

Responsive Repairs

Deliver an effective and efficient surveying service covering disrepairs, DMC, major/complex works, responsive repairs, HHSRS and void repairs.

Use the repairs management system to manage all responsive and void repairs, including raising works orders using a schedule of rates.

Prepare and carry out diagnostic inspections and surveys and provide accurate technical advice.

Ensure effective and efficient control on budgetary spend, ensuring revenue and capital spend are recorded accurately.

Review variations, invoices, and requests for payment from contractors, challenging and resolving submissions, where required.

Provide detailed reports on disrepair claims, Environmental Health Orders, complex and major repairs and complaint related repairs and these repair projects to an agreed outcome.

Contract Management

Build good working relationships with contractors and maintain effective liaison to ensure the responsive and planned maintenance service is delivered in line with industry standards, the regulatory framework and health & safety legislation.

Deliver robust management and administration of responsive, capital and revenue contracts, whilst ensuring a collaborative approach to delivery is established, to deliver a high-quality service, on time and to budget.

Lead/participate in regular contractor performance management meetings.

Monitor agreed performance indicators for contractors and initiate improvements, as required.

Planned and Cyclical Maintenance

Oversee responsive and planned maintenance programme budgets, ensuring there is no overspend and that we receive value for money.

Conduct full building surveys and prepare comprehensive and detailed reports, recommendations, and costed works specifications for ad hoc and minor works projects.

Carry our stock condition surveys and validation surveys.

Carry out surveys and draft detailed dilapidation reports with associated costs when it is being handed back to the freeholder and manage the delivery of any works required.

Draft schedule of condition reports with associated cost estimates for options appraisals and acquiring new buildings.

Deliver an effective customer-focussed technical service, ensuring residents receive excellent standards of customer care.

Property Surveyor

MMP Consultancy currently has an opportunity for a Property Surveyor to join a housing association. My client is looking for a Property Surveyor in North London and East Anglia.

This position is paying £47,522 Benefits (inc £5,800 Car Allowance)

Job Purpose:

The role is responsible for leading and managing the delivery of property investment, service & inspection, and repairs services to parts of the property portfolio, approx. 20-40 locations. Working with housing/care operations you will ensure timely delivery of services, and ensure all properties are kept in a good condition within property strategy targets. You will ensure compliance with commercial and contract management arrangements, ensuring the contractual obligations are met. Manage project performance and working with the quantity surveying team ensure robust financial forecasting, processing of valuations and contract instructions. To be responsible for identifying cost saving through collaboration with contractor and quantity surveying team. The role will require strong interaction with housing/care operations teams to ensure works run smoothly and meets the needs of the business.

Key Accountabilities:

* This is an important role within Property which ensures maintenance of good quality homes through individual ownership of each location.
* The role has latitude within budgetary restrictions and portfolio strategy requirements to prioritise activity and spend to achieve these targets.
* As well as day to day activity, this role will have to respond quickly and effectively to ad hoc requests from the business, which may be complex, urgent, and business critical.

Aids & Adaptations Surveyor

MMP Consultancy currently have an opportunity for an Aids & Adaptations Surveyor to join a local authority based in Westminster. My client are paying a day rate of £300p/d Umbrella.

Responsibilities:

Inspections & Administrative: Joint survey visits with A&A contractor surveyors (Effectibles) for the reason of identifying feasibility and budgetary concerns at an early stage. Close collaboration with Occupational Therapy teams and Senior Surveyor A&A at feasibility stage, working towards development and implementation of systems to ensure the smooth and timely installation of Aids and Adaptations in resident's homes. Project management of major works installations from initial OT visit through post inspection, snagging and sign off via the CRM and Orchard systems. This role will require high levels of literacy, numeracy, technical ability and communication skills. We are a customer focussed team, documentation of clear and empathetic communication with our residents will be vital to successfully carrying out this role. Collaboration: Work with Housing services colleagues to enhance quality and customer satisfaction for residents. Adopt a flexible approach to resource deployment within the Property Services Division to manage workload fluctuations. Investment and Planning: Highlight key investment needs to the Property Planning and Assets Team for major works program planning. Provide technical support and manage the local delivery of the repairs term partnering contract to ensure compliance.

Health and Safety: Implement and document the Council's health and safety policy for residents, staff, and contractors. Provide expert knowledge on health and safety law related to the construction industry. Insurance and Claims: Process claims for works covered by the Council's insurance policy, ensuring team awareness of policy terms. Maintain Section 20 paperwork and insurance claims for pre and post inspections. Inspections: Conduct post inspections of building structures, furniture, fabric, resident repairs, communal areas, estates, and grounds. Use Site Audit Pro or equivalent for inspections, raise orders, and provide detailed inspection reports to residents within 3 working days.

Contract and Cost Management: Manage daily requests for contract/cost variations, ensuring compliance with Section 20 limits. Handle payment approvals for contractors up to £1,500 per job and manage the post-inspection process. Communication: Manage cancellation requests from contractors, providing detailed reasons for refusals. Conduct pre-inspections, confirming appointments with residents, and updating inspection details on SharePoint and Orchard.

Key Qualifications and Skills: Experience: Excellent communication skills, empathy, reliability and commitment to personal development will be valued over experience alone, however, 2 years' experience in housing is highly desired. Good knowledge of building pathology required and an interest in legislature around disability would be an advantage. Customer Service: Exceptional communication and customer service skills. Reliability, methodical approach, and attention to detail.

Job Purpose:

The purpose of the role is to manage clients' applications for Disabled Facilities Grants, loans and repair grants, including designing and organising schemes ensuring the property meets the needs of individuals and the Decent Homes Standard.

Role Responsibilities:

The Role:

  • In this role as a Housing Surveyor you will work as part of our busy Repairs, Voids and Maintenance team, creating the best place to live for our residents by overseeing the Maintenance of my clients 5000 Council owned homes.

Job purpose:

  • This role is to inspect, and project manage the rectification of properties. You will carry out inspections of homes to prioritise repairs (major/minor), adaptation and improvement work.
  • As part of this Housing Surveyor role, you will be responsible for; The health, safety, and condition of council owned dwellings by identification through inspection of void properties, and analysis of defects leading to project managing cost effective works to time, quality and budget.
  • The planning, preparation, procurement, delivery and management of revenue and capital works programmes to time, budget and quality from inception to completion.
  • Management, administration, procurement and supervision of contractors delivering inspection, risk assessment, renovation, servicing and maintenance to council owned property.
  • Taking part as required in emergency planning. Carrying out surveys and inspections of council-owned property to diagnose repair defects and order effective remedial works.
  • Prepare strategies, reports, and feasibility studies into specific related subjects. Occasional desktop diagnosis of customer repair enquiries offering effective remedial works to reduce the number of site inspections of council owned property completed by colleagues.
  • Working with my clients Contractors, placing orders for remedial works to void properties, managing the works & monitoring from start to completion, revenue and capital budget monitoring, attending contractor meetings and occasionally supporting other teams with surveying tasks.
  • The role will be to ensure that on site delivery standards are high; achieving value for money and customer satisfaction and will involve extensive liaison with external contractors including budget management, design, agreement of specifications, procurement, contract administration, financial monitoring, Stock Condition / HHSRS surveys, building pathology and interaction with tenants and leaseholders.
  • You will be HND or degree qualified, or, alternatively have relevant experience in an appropriate profession.
  • You will have some experience of manging capital and revenue works ideally in a social housing environment, with an understanding of housing, procurement, project management and budget management.
  • The ideal person would be able to manage their own workloads, often to defined timescales, on a range of projects.
